Fire crews have been battling a blaze in a Nerang tobacco store.
The fire broke out in the business on Price St at around 4.30am on Friday with smoke and flames seen coming from the store.
Fire fighters have since managed to extinguish the blaze.
Four fire crews were still on scene at 6am.
There are no reports of any injuries at this stage.
A crime scene has been established with Polie treating the blaze as suspicious.
